[ARCHIVED] Public Hearing - Tentative Tract Map 6570

Tentative Tract Map 6570, a proposal to subdivide approximately 320 acres into 1,228 single family residential lots, four neighborhood park sites totaling 13.5 acres in size, a school site, two drill island sites and a temporary storm water retention basin. Should the proposed school site, drill island sites and retention basin sites not be developed, these area are proposed to contain a potential additional 80 single family residential lots, for a total of 1,308 lots within the tentative tract map. The property is generally located north of Cecil Avenue, west of Hiett Avenue, south of County Line Road, and east of Mettler Avenue within the northwestern portion of the City of Delano. The property is zoned R-1 (Single Family Residential Zone District) and includes Assessor Parcel Nos. 520-010-03, 520-010-16 and 520-010-18.

Environmental Review: The City of Delano intends to adopt a Mitigated Negative Declaration and related Mitigation Monitoring addressing potential environmental impacts associated with the above-described project. The proposed Mitigated Negative Declaration contains mitigation measures to be incorporated into approval of the related projects that will reduce each identified potential environmental impact to less than a significant level. The Initial Study/Mitigated Negative Declaration was posted with the Kern County Clerk and was circulated for public review and comment from December 13, 2007 through January 28, 2008.

Copies of the proposed Mitigated Negative Declaration, Mitigation Monitoring Program and the related project proposal are available at the Community Development Department located at 1005 11th Avenue, Delano, CA, or by contacting Keith Woodcock, Community Development Director at (661) 721-3340. Written comments should be sent to the department at P.O. Box 3010, Delano, CA 93216.

Please note that if you challenge the above matter in court, you may be limited to raising only those issues which you or someone else raised at the public hearing described in this notice, or written correspondence delivered to the City Clerk, at or prior to the public hearing. All comments must be received by the City Clerk on or before January 24, 2011. All persons are invited to attend and will be given full opportunity to be heard.
